There has been a substantial rise in the real estate market of Hyderabad in the recent past. It has become a hotspot promising huge profit through assets appreciation to the property holders and resale of properties.
There are many reasons behind the growth of the real estate market in Hyderabad and one of them is the infrastructure development projects under the present Telangana Government and the other government policies that are quite beneficial and friendlier for investors. And there are several companies in Hyderabad that are in the process of expanding operations in the city. People from surrounding villages and towns are migrating to Hyderabad for better opportunities and among them are several skilled professionals. As per reports, Hyderabad is today one of the top most destinations in realty investments that have drawn US$793 million, which is more than US$694 million garnered by Bangalore.
According to another report, from 2014 to 2018, the city of Hyderabad has been experiencing a spurt in residential real estate activity with an increase in retail and office space absorption. The report also mentions that in 2017 the overall absorption has increased by 21 percent due to the positive market sentiments and growing IT workforce.
At present, due to its geographical location, Hyderabad is the most attractive place to set up businesses. The various state-of-the-art infrastructure facilities that the city offers has helped it to emerge as one of the most sought destinations in India. Hyderabad also offers lower office rentals to companies as compared to other key markets such as Chennai and Bangalore. There is also a high demand for commercial real estate sector which is influencing the residential segment positively. There are also several premium residential projects that are coming up in Hyderabad.
In the past few years, there has been a rapid growth in the western and south-western neighbourhoods of Hyderabad especially Hi-tech city and the surrounding areas and hence the places surrounding it has reached a saturation point as per as commercial space is concerned. This is the reason why investors are now showing interest and moving towards the eastern part of the city around Gajwel and Yadadri. These two places have emerged as the hottest destinations and there has been an increase in demands for office and commercial spaces.
The IT/ITes sector, the backbone industry of Hyderabad is increasing its footprint in the newer places apart from the existing IT hubs of Gachibowli and HiTech City. All these reasons are enough for making Hyderabad the real estate hotspot for investors.
